@Jeff Greenberg, Yes SD IRA can be rolled over into Solo 401k (unless it's Roth, which is not allowed to be rolled into Solo 401k).

Of these, syndication sounds the most appealing to me, but thanks to some very educational advice and guidance from Jeff Greenberg, a BP member and syndication expert... my words, not his.

I also strongly agree with @Jeff Greenberg: consider passive investments, particularly while you are learning.

@Jeff Greenberg , you're right that this isn't a commercial property, but the agent is from a commercial brokerage and presented the deal to me in terms of cap rates.

@Jeff Greenberg & @Joel Owens it's not uncommon in MF deals to go back and renegotiate the price/terms if you find a bunch of deferred maintenance, cap ex, etc. during the inspections/due diligence phase, correct?
