If a tenant prepaid a year in advance and the PM passed along all the rent to you at the beginning, they'd have to bill & collect money from YOU to do necessary repairs to the unit during the year, they are not going to do that.As for the weed issue, most people I know smoke weed in some capacity these days, and I'd much rather have a weed smoker in my units than a cigarette smoker.

Hi All-My tenants just moved out after a year and the apartment reeks of cigarettes smoke.

The house is cigarette tar-laden, so it needs a good cleaning of walls and . . . well, all the surfaces, probably paint, new carpet, and maybe some new bathroom porcelain.

However, I've had the feeling that he was smoking weed as well as cigarettes in his room. 

And one tenant rented to someone who's a heavy smoker leaving cigarette butts all over, and when I question him about it, shrug his shoulders.

I would imagine that the long term effects of vapor in an apartment, in any, would be far less problematic than cigarette smoke.
