The 20% was used up on attorney fees, travel to look for deals, and other related costs.What would be worse than that is if the sponsor feels pressure to buy and put the money to use. 

I have never accepted section 8 housing for the primary reason is I do not partner with someone who would be happy to see me fail, ie, the federal govt.

There is a market I want to expand into but need to find a piece of land.
