I would suggest you simply get ahold of someone's inspection report and go over it so you can see what kinds of things wind up on a report, before you go through the intrusiveness and disturbance of doing a home inspection on a property you don't have a purchase & sale agreement on.Doing a home inspection is like making a 16 year old care for a baby for a few days.

I like the flexibility to terminate their tenancy whenever I want as well, such as if they become a chronic complainer or disturb other tenants.Remember that while they might move out and leave you with a vacancy in December, those chances are somewhat low because nobody likes to move in winter.
