The cancelation contract stated they would refund my deposits in 6 months or if another buyer bought the contract for the properties. 

The binding contract probably limits the addressable market of potential buyers.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

.: I have had several major, unforgivable issues with both rocket and UWM (missing contract deadlines, asking for a bunch of amends, terrible communication, underwriting dept. doesn’t seem to be in the same universe with origination dept., delaying closing, jeopardizing the buyer’s earnest money, losing the property for the buyer by not performing on their end, dangling a low rate then baiting and switching/ hidden fees, basically terrible customer service all around and over-promising then under-delivering).

If I was a seller, I would only vacate a unit if by contract you agreed tonpaynthebrent until new tenant was placed in the event that sale does not close.Unfortunately, either the buyer or seller will have increased risk.
