I challenge someone to go get in their first and then come back and report and see if it goes exactly how you expected.Flipping is all about the margin of error you build in for the exit. 

I have not yet been told if this is at standard financing terms or worse terms to reflect any elevated risks.My question is should I pursue this purchase and if so at what sort of a discount?

Why would you discount before you need to?

The deal itself looks strong, the risk is the timeline.Your numbers are tight but workable.Your tenant plan is optimistic.In CA, optimistic timelines rarely survive first contact with reality.If the tenant cooperates, it's a great flip.If they don't, you could lose your margin to delays alone. 

With buyer demand increasing in this neighborhood and a large margin available after repairs, it was a perfect fit for a full renovation.
