Hey BP community,I’m exploring creative ways to structure deals and wanted to ask—has anyone here ever used earnest money as leverage to bring in a partner?

@Christopher Rubio sigh, sometimes I feel like I'm in an endless loop of wash, rinse repeat...It all statistically depends on the Property Class => Tenant Class!

I'm a new hard money/private lender in Northern Virginia looking to join real estate investment clubs/groups.

So how are experienced investors actually doing it when they say they use both HML and PML money to fund deals with “no money out of pocket”? 

The new PM did rent the property for more money.

I never  received the money.  

.: If you are New & Looking for Money or Financing for Buying real Estate Property, I’d first make a Cash offer to the Owner, then I’d ask about creative financing, then I’d know how much to talk to a Lender about.

It will likely involve you depositing money and investing with them.

So many people want to put little to nothing into the deal that they miss the fact that they are paying interest on that money.
