The property would flood.What a lot of people don't realize is that when an insurance claim has been made (flooding) it follows both the house and the claimant.I can't remember who we used, but it was many years ago, so the issuer is probably no longer relevant, but the problem sill is.

I'm thinking more about that lack of transparency and how we will need to rethink modeling investment potential - I'm sure the data clearinghouses like AirDNA are scrambling to update their processes so their products continue to be (mostly) relevant, but like Pricelabs allows you to see your comps cleaning fees which won't be available anymore for Airbnb listings etc.

I don't know about this cap rate projection, at least in CRe-Retail we project out a 10 basis point rise in cap rate for each year the property ages, so the Cap rate may be 5.5% assuming interest rates don't budge, (probably heading higher as US Govt has to deleverage its last 40yr debt run-up, like we did between '45 and '82, and we did again btwn 1899-1920, same 30-40 pattern going back to mid-1800s)I watched all their videos/podcasts/available webinars.
