I see it all the time, because the call center lenders that offer that usually have a relatively poor pull through rate, they just try to get as many people through the door as they can, but a good LO should be finding the hurdles up front, understanding the client's goals and overall picture, and offering them rates and terms that they can actually deliver on.

From a tax perspective, the IRS typically allows pre-rental work (like the hours you spent getting the property ready) to count toward material participation if it’s directly related to getting the property ready for rent.

Also, as a preventive measure in our property managment business, we started to implement checks in place to avoid this from happening in the future such as no undisclosed pets allowed, tenant is responsible for all pet related damage including odor remediation costs are billable in the lease, we charge pet fees as well and periodic inspections.

SFR is easiest as only one tenant.2-4 unit is next on the list and as you will typically owner-occupy a unit, it's still relatively easy to manage.
