Docusign wouldn't work for this, and I have concerns about the true security of Dropbox and similar cloud storage (contact support for any of these providers and the support person almost always has complete access to your files - doesn't feel secure enough to me for storing borrower social security numbers or statements with bank account numbers visible).In researching how other private lenders are operating, I see many of them have custom websites with (assumed) encrypted backends - as a small lender, the cost of custom web presence is prohibitive and probably unnecessary until I reach a higher deal flow.So am I overthinking this aspect?

There are some banks that are offering intro rates for a year and then there should be options after a year to stay in the HELOC or get into a fixed rate product.What am I missing?

After using my tool to analyze from purchase price, renovation, insurance etc, I tend to laser focus in on how much equity I'm getting when I purchase and am I buying at the lowest sq.ft possible before I am ready to make a offer?

But even her wasn't all that big a deal.SO why the hell am I telling you all this.....There's alot of hype on here and in real estate in general, and that's great hype is what gets us to pull the trigger and try something uncomfortable, but its important to understand that even "turnkey" properties are going to have issues, and that while they may be annoying in the moment to deal with over the long term the really mean nothing.

Sure, a company has to be fundamentally capitalized to a degree, but its simply not black and white, and by no means am I going to front 6 figure projects for months on my dime if work is being performed.
