You are much less likely to get a contingency offer accepted on an investor property.The way around this is build a relationship with a private or hard many lender and run the deal by them before you put your offer in.

Worth would be good, but probably the primarily location in/around Fairmont is super expensive, so numbers probably don't work well. 

I've searched BP and most posts about this issue are a few years old at least, so I'm hoping to get some insight from others who do this regularly.

Just going over the recently sold homes on Zillow and other sites, i am seeing a lot of homes being purchased for 20-30 k and sold for 150k plus.
