The greatest thing about the 1031 is that it allows you to actually shift from bricks and mortar to DSTS in times when you want less management head aches. 

We allow ACH, credit and debit, check, money order, and cash.

I tell them how much to distribute and they will send it out via the ACH on file.

I pushed it to about 30 while working a W2 job and things started to fall through the cracks: for example, I had an ACH payment not run and did not realize for 6 months that I was not collecting any rent from that unit.
