Most of the time, if the unit is crazy bad, they definitely don't get it back, and may be hard to go for additional fees considering they're moving out, but can still be done.

You should be able to install them pretty easily as long as you have proper access to a water/gas line/electric meter that can take the extra power for the dryer/washer.Should be paying about $1-$1.5k retail for each addition, 94 units, I'd be looking at $600-$750 each.

Check that tenant is complying with all local statues and what insurance they have.You'll want to be added as "additionally insured" - assuming it covers enough.You may also want to require Renters Insurance as kids tend to cause a "bit" of damage.Are you a member of NARPM?
