Too long of a list for a single post, but in short ...Buy in a good location, something architecturally unique if possible (or make it unique through great design), buy great furnishings with an eye toward style to stand out, add a few amenities to stand out (hot tub, sauna, game room, star gazing dome...), and pay for killer photos.In short, bring your A game.

I love the two's for families because they're big enough for the mom and dad and the kids can take the other room and/or use a pullout - but the place is still big enough for some amenities like arcade games or pinball and such.

You should graciously accept her offer to help, encourage her if she wants to jump into something like this full time (she might just be trying it out with you), let her use whatever she helped you with as part of her portfolio starting out, and if she's amenable to it give out her contact info to others looking for the same service and offer to be an excellent reference.
