I do agree that I think they're having growing pains, but unfortunately that isn't the kind of thing I can afford to just accept when I'm choosing a company to go with.

:)I am of the opinion that the length of a lease doesn't matter when both the tenant wants to go, and they are being a major pain in the butt!  

The south side is probably the best bet, but I'm staying away as it is very "random" from block to block in terms of safety.I'd be happy to connect and share ideas.

Are you still with SF by choice or by pain of changing over to a different system? 

We learned together - I bought properties and had successes and some road blocks, and he studied what I did, and learned what I was and was not looking for, and over time it ended up a very good symbiotic relationship.

Trying to keep a handle on investments across country can be painful.

I lived in LA for 4 years and sold RE there, so I know the pain!
