Here are a few things you should not do if getting started -Do not start out of state it looks tempting because of the numbers, but ripping off out of towners is a cottage industry in most towns-Do not buy a property with 3.5% down, thats typically for owner occupied deals and it makes properties very hard to cashflow because you have no equity -Do not listen to anyone from outside of New Jersey, they won't understand the market here because to be honest, it makes no sense lol.Try this instead:- Pick a single strategy you wish to employ and go deep become well versed in it and then start to seek real world knowledge from people in the business-Get really good at underwriting the types of deals you're looking for until you can do it almost like a reflex-Keep saving $$-have your JV partner master funding creative finance and deal structures then teach each other what you learned -come back in 6 months or so and you'll be in a much better place
