BTW: there is nothing wrong with waiving a late fee - if there is a condition attached to it:1) If the next x rent payments are made on time2) If they send proof they signed up for rent auto-pay3) If they renew their lease with a x% increaseNEVER give anything away for free as then it has ZERO perceived value.

And that really has worked well for me.. could take an extra month to fill.. but you get a tenant that is not on assistance and who you can set up auto pay with.. that has served me well in landlord NON friendly markets.
