I do have a direct booking site (and yes, very tempted to steer people that way but I do not want to jeopardize our relationships, etc. with the major platforms which understandably, control the communication channels- and yes, I'm looking at you Airbnb now that you're not even allowing access to guests' or hosts' phone numbers except via a mask!).

I would caution you about buying a condo in the Dallas area, especially for a rental with the exception of maybe a couple of specific condo developments. 

Often, when we see a request like this we have a conversation with the underwriter to get an exception or workaround.

After a couple years and a couple different programs I can confidently say skip them all except Vena Jones Cox's the Guru Manifesto. 

Admittedly this is our first experience with TICs and are trying to learn as much as possible about them within our exceptions period. 

If you have an exception to your system, you do not have a system.

Part of me thinks syndicators should have disclosed the exceptionally low rates, part of me thinks that is why it is limited  to accredited investors.

These tenants are the exception, not the norm.
