Industrial sites can have clean dirt for sure but they can also have contaminated soils that can carry a high cost to remediate.  

I believe Brian truly cares about his investors and is doing his best to remedy this situation.

If it's positve, tell the tenant that the unit is unsafe and unfortunately, they'll have to move out so you can have it professionally remediated. 

Definition of Breach  if you feel the other party is in breach, send them an email, with the breach notice and reference how they breached and reference the remedy from the agreement.

Right: but what about the dozens of contracts and hard money loans that are in default without extension or remedy.

Not much is penciling out to even look attractive and no amount of percentage drop will remedy that.Will prices on supply drop?

First off, the fact that you’ve remedied the sinkhole and are proactively handling inspection issues is huge.
