Some suggest funding the LLC with your capital via a loan going the opposite direction: From the investor to the LLC, that way any money you pull out of the LLC (as a withdraw of owner's equity and not to purchase any properties) is merely a loan payment. -  I'm ok with you lending your capital to your company initially.

I am sure many are actually purchasing real estate with these unsecured loans but the investors are not really benefiting from the real estate, they are merely making a fixed return and providing inexpensive equity sources to those who actually own the real estate.

They commit in writing to extensive marketing The real question is if a listing agent is merely an access to MLS or represents a real value add in the way of individualized advice for the seller’s particular situation leading to a higher sale price, quicker sale, or “easier’ sale.  

I never said I was closing on this deal but merely a deal I was looking at and thought it would be a great discussion on why someone would or wouldn't close on to help reveal all kinds of different perspectives.

I'd suggest you forget about all this super duper business structure stuff, save your money and buy a larger insurance liability policy.
