I've installed tons of new kitchens and baths during occupancy which cuts down turnover time significantly.Also, if you buy a property with existing tenants in place and rents are way below market, I recommend re-screening them as part of signing a new lease.

I use Furnished Finder's MTR booking tools and prefer my guests book through FF so I can have a conversation, run the tenant screening, take a deposit, etc.

What matters are yournumbers once you take over and manage it under your own assumptions.I would ask a local property manager what the average expenses are for a condo of similar size, age, and condition in that area, and what the average rent would be for a comparable unit.
