And compared to income tax..Depending on the size of portfolio and appreciation you can also pull pull equity by keeping your leverage at a fixed percentage and skimming off the annual appreciation.Third option would be to 1031 into a syndicated deal (or multiple) maybe some inductrial, commerical to diversity.
