@John WoodrichI had talked with a friend and he was thinking of doing it this way...it sounded semi appealing. 

It's like a house of cards, all it takes is one semi major unplanned thing to happen and it all comes crashing down with no money in reserves.

@Mo PowersWelcome, I have friends that are semi retired from real estate as they have been doing it for a long time.

There has been a lot of semi-shouting at me in the last page or 2 of the thread.

It's in a desirable low vacancy, high demand location that happens to be in a mixed commercial / residential semi-neglected but very safe area 2 blocks off a major shopping street. 

Bonus points if you can find a semi-work from home job or a job with less hours (assuming you're salaried and your work week is more of a 60-hour ordeal than a 40-hour).
