My understanding semi gloss washes out quickly. 

I could add STR to cover some of the vacancy cost but honestly I'm not ready to this this on as a job rather than semi-passive investment.

One difference also I view is private money lenders are typically "more flexible", what I mean by that is their terms are not as rigid as hard money lenders.

I am attempting to lay out my financial path to semi-retirement (i.e. leaving my current w2 for something less time consuming/more enjoyable) within 10 years or less.I can identify my family's spending now and what I project after semi-retirement, which I have done for the most part BUT that part of working backward and laying out milestones to achieve x number of properties or cash flow or equity, all the while maintaining a proper amount of contribution in my workplace retirement plan and other tax adv/def approaches.I imagine i'd need a tax resource and a financial advisory resource, both of whom are knowledgeable on the notion of 1) real estate and 2) retirement planning before traditional age.

I do semi agree with some of the folks...if you are leaning towards Atlanta, you might as well buy closer to home.

Semi kididng but not.3 and half hour direct flight out of oak,SFO, or San Jose AND central not eastern time...So when you need to fly out at 6am to do something and then fly back same night it can be done (and flights aren't terrible in terms of Price).Oh did I mention basically everyone talks about KC locals, investors, and people just starting out...

I still want to do all semi-gloss and all (trims, ceilings, and walls) one color.
