Looking to invest in Atlanta from out of state

I am a new investor and have pretty much zeroed in on the Atlanta area where I want to start building my portfolio.  

Any general advice about the area, neighborhoods, surrounding counties for buy and hold? I want to buy in A/B areas with good cashflow and areas that attract long-term ideal tenants.

Also any recommendations for investor friendly agents and great property managers in these areas?

I also agree that you'd be better of looking in your own backyard. I bet there are deals there, but you'll have to find them away from MLS. Look for motivated sellers, that don't place their properties with agents, because they need a lot of work, they need quick cash, they're about to get foreclosed on. Distressed sellers.

In Atlanta - someone mentioned Gwinnett county - Last night part of a main freeway towards Gwinnett county collapsed due to a fire underneath. Both directions will be closed for the foreseeable future, until they're rebuilt, which is going to create huge traffic chaos. 

Just keep that in mind, as it might or might not have effect on where buyers are looking, if they're working intown. We always take our freeways for granted, but this may make people think......
