I think there's some form you can sign stating the extenuating circumstances around a delayed move in.

@Chris Schuler  Here in El Paso, TX 

1) cash-flowing on SFRs is near impossible  

2) the multi's that cashflow are out of my current price range

The abundance of land means constant expansion and no true city center to entice people to buy older homes/rehabs in older neighborhoods for the same price they can buy brand new.  

@Maurice Graham right now SFR and small multis, eventually larger complexes. I'd definitely appreciate her info!

What do you think of Cobbs county?

I am a new investor and have pretty much zeroed in on the Atlanta area where I want to start building my portfolio.  

Any general advice about the area, neighborhoods, surrounding counties for buy and hold? I want to buy in A/B areas with good cashflow and areas that attract long-term ideal tenants.

Also any recommendations for investor friendly agents and great property managers in these areas?

@Jordan Sutherland I am just barely breaking into the REI game, and my full time job is selling cars in El Paso. Let me know if you want I can hook you up with a good deal, I'm more than happy to help someone on a similar track as me and my wife!

@Daniel O. That's exactly what I needed to hear, thank you!

@Daniel O. To be quite honest I do not think my agent conveyed the fact that we needed that unit to stay vacant. We are using a VA loan so occupancy within 60 days is critical.

There are some other aspects I didn't roll out that are also weighing on how I plan to proceed.  As I mentioned these tenants have been very good long term tenants, yet the seller has neglected to keep their rents at market rates.  The month to month is one of the larger units that is well under market rate, so when we move out in a year or two we would definitely be able to rent it at market rate as opposed to slowly working the current tenant up to what it should rent at.  

Do you think that I should offer a new 12 month lease at current rates and if they agree do as

Preface: Our plan is to house hack and move in asap.

We are in contract on our first rental property (4-plex).  

When we first looked at the place and made the offer 1 unit was vacant, a few days after verbal contract but before signed contract the seller put a new 12 month lease into the vacant unit.  The other 3 tenants have been there 8+ years and take great care of the property.  One of which is month to month and has been since 2013.  All of them have essentially perfect payment history going back the last 2 years, with very minimal maintenance requests.  So it becomes fairly apparent I wouldn't mind inheriting such low hassle tenants.

Is there any way to get out of the new lease, so we can move into that unit?  This is in Texas.
