You would basically have to install a bull nose on every step, and it's prone to getting damaged, falling off, etc.

thanks all for your input.I guess I knew all along the responses I was going to get. i'll keep my nose to the grinding wheel and pay off the debt and get started at the beginning of 2018.as for the car loan, I'm stuck with it. my wife refuses to get a used 5yr old car that is in good conditions. she throws the safety and repairs arguments at me. the kicker is that i am a mechanic. lolthanks to all that replied. really do appreciate the advice.

I don't know to what level of evidence I need, but I am headed over there tomorrow for another purpose and will let my nose be by guide.But rather than evict, I'm pondering simply offering them an out; vacate the dwelling within two weeks and I won't charge them the normal one-months lease-break penalty in the contract.
