I thought it was a terrible place, but as an adult, I now see the appeal, and that area is exploding too.

These barely-adults are asking daddy landlord to fix it.If they're all on a single lease and you have a joint & several liability clause (it may be implied anyway) tell A&B that your only option is to evict them all and A&B will also be liable for the eviction process (and any lost rents if they bail).  

That is the short English version of some of the wording in my leases.Military, sexual assault, or family violence issues can release the tenant depending on circumstances.

Well a rooming house properly run will never have vacancy but its running one such that you don't get shut down by code enforcement, then you owe the morgage and no income.The zoning that is common is;  3 unrelated adults.
