The building is a majestic high-profile building about 30 minutes north of Portsmouth, NH and we see a great mixed-use community that will pull people from places like Dover, Somersworth, Rochester, the Maine Seacoast communities (Eliot, York, Kittery, Berwick, etc.), and all of the Lake Winnipesaukee communities, with artist lofts and commercial space for a restaurant or brew pub in an unsaturated market. 

Unfortunately, the Sierra Dawn HOA passed CC&R amendments to chase out renters and landlords.

It makes sense to downsize after retirement. with many bay area residents moving to the gold Country or foothills of the Sierra Nevada  El dorado county Nevada county etc.

Companies like Majestic out of Southern CA. those are the for real deal no partners all assets owned by the company and the owner.

Also buying a "bando" with high hopes for a majestic "rise of the phoenix"rehab project, not impossible.

Over 150K miles on it and I take it off roading to some of my favorite fly fishing and camping places all over the eastern Sierras.

We love the outdoors so you can't beat the proximity to the hiking and snowboarding of the Sierras and Lake Tahoe, no state income tax, low property tax, plus rapid job growth and population growth.

CA in those days it was the hippies leaving the Haight Ashbury and flowing right up Hwy 101 to Mendocino Lake and Humbolt counties.. weather there is not as nasty as the Sierra NV and its quite remote even to this day.its only been since about 2000 or so when cash flow rentals became a kind of mainstream investment for the mass's and this was really promulgated by the advent of the OOS turn key investing models..
