hi lindsey, there are lots of homes near the college area that are old and are rehabbed and re sold, they rent out fast because of the college, i have seen many do well. they were built in 1940's, i am a local realtor and investor, let me know if you find a home i can do a comparative analysis, it is best to start off with properties that need minimal work such as paint carpet flooring maybe cabinets and appliances, i suggest if you are just starting dont take on too much, and the under $100K sfr are usually in need of lots of work, so be sure and due your 'due deligence', join the local groups via meetup.com, FIBI is a really good one lots os teaching and networking good luck

Lease-options are financing arrangements if rents are applied to a purchase price, tax and financing laws have changed, I suggest you see a CPA before getting involved in L/Os. :)
