then he quoted us for a sewer pipe swap (iron to ABS) and jetting the iron sewer not swapped out that was in foundation a price that seemed ok ($1k for ~20’ already exposed Cast iron to ABS with 2 clean outs and jetting, his estimate was 4.5 hours (minimum) if things went well.
Account Closed Rental property with septic & well water

In regards to cost, I would rather all my properties be on Well and septic, my personal home is, I hate municipal charges. our rentals on septics we have in the lease that the tenant is responsible to have the tank pumped per local law, if they dont, like unpaid water bills, they will be evicted. wells come with in some cases Iron issues, as well as hardness issues, we supply a filter and softening system, it is the tenants responsibility to replace filters, and fill salt, no different than having them replace furnace filters. yea you may have a pump fail, or a septic fail, but the over all cost can be a CapX item.

Half of our tenants ironically paid early and the others paid on the 1st.

The fact that professional lawmakers didn't consider limiting rent increases as you approached or surpassed your markets average is in the best case gross incompetence.My disdain for legislative solutions is one of the few things that crosses party lines and obviously because money and power corrupts, legislation is the most necessary evil (Ironically).
