I am using a direct mail campaign to find motivated sellers of multi's in my area and I am in search of sellers who will carry back.

The good news is they (as well as the eviction server I am using) reassured me that what ever the usage or bills incurred are completely the responsibility of the account holder, not the homeowner.The water company was able to confirm the account holder's name after I gave them a name.

Hi Rick,As of now, I am using a local wholesaler New Western Acquisitions.

There were some properties that the deposits were in line with what I am used to which is about same deposit as rent but these were more expensive and didn't look like they were in the same types of neighborhoods. 

Personally the influence system is amusing, but not really that helpful.

I am using this time to simply build up my net work, so that I can expand on my one rental property that I already have in North Carolina.
