I spend much of my day reading & talking with people about the current RE market conditions, and for now,  Houston and much of Texas has faired well, so we are using caution when showing homes, and using technology to streamline much of the transactions.

Doing a streamlined approach to the trades, like remodeling for a while, and reading books and networking would be my guess toward a better future!

@Brendan McAllister I'm definitely down to buy a MFH that can be fixed up with a streamline 203k or Fannie Mae Homestyle.

Lots of people moving in and was pegged as most moved to city in 2022 by United Van Lines movers. 

The barriers to entry will become higher and the fly-by-the-night guys will be filtered out (will move on to crypo, etc)Wholesaling is due for a re-set but there will always be a place in the market for companies that can streamline the closing process with cash.  

In the beginning you may not need it because a goal of software is to keep everything in one place but with one E property there is little room to streamline.

My leases for my duplex are up this year and I want to improve my rental agreements and streamline a few things as I manage it myself from a distance.

One day, the commissions associated with real estate brokerage will get trimmed to a minimum via technology and streamlined processes for closing real estate transactions.   

To answer you directly I understand from people I have talked with that appraisal of ADUs is not streamlined yet so their value is not completely accurate at this time.
