Let me ask, since your so wrongly accusing me of assumptive opinions, have you, PERSONALLY, been effected from the immigration issue?

I know from experience that contractors disappear, tenants stop paying rent (good luck if you're in a blue state..sold everything in NY for this reason), interest rates go up as we've witnessed over the last couple of years, anomalies happen (Covid literally effed a lot of us investors).Not to be discouraging, but i've been through all of these and if you can get through it, great.

Basically the message is, so what if he screwed you, we are going to watch him screw someone else too because he is paying us.Any half educated nit wit can call themselves a contractor in this state and things may go well for some time, its what you do when they don't go well that is what really matters.  

I can trade insults all day long if somebody wants to insult me and or putting accusations in the form of questions for furthering education.

You sit behind your keyboard and make false accusations under a false name. 

For example, in the deal that started this post everyone is accusing us of taking advantage of an elderly widower. 

An accusation isn't evidence at all.

This didn't happen to me, but it is still the most significant mistake I have witnessed in real estate.

You likely can’t wholesale a property under contract wit a realtor.
