Birmingham is a good market and I have no doubt that many good options are out there, but I want to endorse those two heartily.

IE criminal and credit checks....Credit is a credit check on the person.. to not do this I think is a mistake... people talk great game then you find out they have a pattern of not paying bills ... stiffing ex wife and child support etc.you make the call on credit what's important to you.that's basically it and of course buy title insurance with lender endorsement ALT A policy.Keep tabs on hazard insurance ( even will insure them myself and just charge them at payoff) and of course if your going over a year check on property tax's.If your doing rehab loans.. consider a hired inspector for 100 bucks an inspection and charge borrower.NO second or junior position lending ever .. just not worth the brain drain.. 

Just because they are advertised on BP doesn't mean BP endorses what they are doing, I'd be a bit more selective in what I advertised but I don't sign up advertisers. :)

@Mark Welp Hey Mark - One thing to point out here is that the transfer of the note itself, which is done using an Allonge document or endorsement on the face of the note itself, is not recorded. 

     * if the building would have to be rebuilt differently due to newer laws or ordinance you can purchase an      endorsement called "ordinance & law" to cover the increased costs.2.

Getting recommendations for specific lenders is difficult because forums and blogs stay clear of endorsing companies or naming names, but I would really love PMs if anyone has feedback on specific lending institutions.

I get a ALTA Lenders Policy with whatever endorsements come standard.3.
