Long Beach (a port town, the largest on the West coast), has always been a "rough town" and you need the guidance of a local agent.It is illegal to red line specific areas (ie identify neighborhoods as undesirable).

:But like copper it will not take kindly to a misplaced drywall screw without consequences :)You must have been in the laundry room of our reno last week ... pressure test before drywall was fine ... turned the water back on after drywall (and mud) and 30 minutes later a small puddle below the laundry supply ... someone had 1 5/8" drywall screws in their pouch ... but no one in the crew seems to know who :-)

I pushed a full size fridge back through a wall slightly into the mud room to make it counter depth & it made a big difference to the clearance between the fridge & island.

Also to comment of removing the wall paper in a rental buy some bondo from lowes apply it to the wall like drywall mud only on the seams sand and paint the wall with an oil based primer then paint.Under 500 dollar room update for a rental.

The deed is given as full payment of the obligation and the owner conveys all rights and title to the collateral, now you own it, you can move in, rent it, sell it or just let it sit there and rot if you want to.Hope this is clearer than mud :)
