Hey @John Vela - often times it helps to start with your strengths, build them up to the fullest, and then find partners to fill in your weaknesses. 

The best advice I have for you is to self-reflect and evaluate your strengths, weaknesses and what kind of time commitment you are willing to put in...ahead of time.

I know my weak point is marketing. 

And you are paying money and or effort based on simply a (weak/lame) assumption!

If it were easy, everyone would do it, but some have to work harder to get there, but understanding your flaws and weaknesses is where to start if someone is a new investor or old investor stuck in a rut.

If any link is weak - replace it as soon as possible.

Check the floor joists from the basement, if they are rotten/damaged by termites or otherwise weak that is a deal breaker.
