I plan to pass the cost to my tenants, proportionate to the sq ft of their office spaces (variable per tenant) and the common area (fixed amount of area)3) Electricity4) Water5) Internet6) Receptionist fee7) Telephone8) Conference room maintenance: Do I need to set up a projector?

Here are some other suggestions in no particular order:1. find a local venue (i.e. restaurant with event space; hotel with a conference room; etc).

No debt.I found bigger pockets when I met josh dorkin at a financial conference and he loved my rent hacking to aggressively pay off my townhouse.

I would start with some local meetups, and/or some of the conferences that happen each year.Meetups: head to meetup.com and search "real estate investing" for your market.

If you are looking for someone to teach you syndication, a common thread is to start a thought leadership platform: podcast, post on LinkedIn, post on BP, create YouTube content.I would say, if you have almost no understanding of what Cap rates are, the basics of underwriting and excel modeling, how to find brokers, etc a mentor can help accelerate your learning.  

Why would a company rent conference rooms, provide meals and gifts to absolute strangers for free? 

Traveling for work will be limited as the new normal will be video conferences.

I'm paying a PM to do that..... but if I'm confident the PM is doing a good job, and its still not resolved, then I would have no issue with a conference call with the tenant and the PM all on the call.

This confers no insurance protections to the landlord, but what it will do is provide policy documents and the right to check on the policy to verify that it is in force.
