Weed out 99% of them by immediately requesting a conference call on Skype where you see them on video.Scammers tend to hide behind a keyboard with smoke and mirrors.Legitimate mortgage brokers or lenders have no problem getting paid their fee when it closes.If a lender tells you everything is fine etc. when submitting your deal then run.

What the difference in paying a Pace Morby or someone like that vs paying the hundreds or thousands of dollars for the bigger pockets boot camps or paying a couple thousand dollars to go to a conference?
