If they stick to their guns on the pricing and can back it up, (even if you want more) it shows true knowledge of the marketplace, and you'll be more likely to get a bidding war or quick sale.

--I'm not sure about a hot tub, but a pool, and especially a heated pool, definitely increases revenue.Last year, I helped in the same community where someone jumped the gun and launched his listing with homemade photos, mediocre descriptions, etc.
