I have 7 years of data from multiple properties and pore over a ton of new listings literally every day and I don't see a pathway to rental investing success in Philly.

I aggressively started paying off my student loans, and credit card debt, and poring more money into my 401k and stock purchase program.  

Ok, @Mike Nuss, I'll stop poring over maps of Beaverton for the moment. 

I don't really want to flip houses I really want to sell houses and find contractors also to enlarge both my profits and his or hers as well.
