One thing we've done and recommend (but few owners want to pay for) is to install cameras to monitor common areas.Inevitably, a tenant or two often abuse their common area privileges by leaving trash, shoes, plants, etc. in common areas and it's nice to know who to hold accountable.Regarding building checkups, it's great if cleaning & lawn help can be trained and motivated to alert the owner/PMC on issues.

During the course of the project he recommended a few extra items he could do for a fee, like mowing the overgrown lawn, adding new stairs to the back porch, removing the skirtings around the house and adding new ones, etc etc.
