Basic functionality is free, and a few bucks for auto-start and stop once plugged in the car charger, multiple vehicles, multiple trip types (biz, moving...), and reports that are supposedly IRS-proof.I haven't had a chance to test it yet, though.

If they DO NOT charge rent they may deduct the additional interest and RE taxes.

Also, if it is possible in your area, see if you can fit some extra stalls that you could charge rent on.  

The house has new double-pane windows, few roof, new furnish, new electrical box with a 175 AMP, and it even came with an EV charger in the garage.

It's very unlikely a tenant is going to buy a solar system and a Powerwall (plus it sounds like they'd actually need more than one Powerwall or even a Powerpack with extra EV chargers since you mentioned they have more than one EV, a single Powerwall wouldn't be enough in a situation like that).

The other 20% is a grab bag of people that don't need to use ALL rental income to qualify (so the one unit appearing on tax returns does the trick), people that move back in with mom who doesn't charge rent, wonky things like that. 

They also have a parking spot that is included with no extra charge. 

Since AL and the other review sites are a marketing expense, you should expect that most of the companies advertising there charge rates that take that expense into account. 

They have been convinced  by incompetent landlords that turn over is very expensive, so expensive that they live with bad tenants and charge rent below market hoping not to face a turn over.
