I have always wanted to create my own non profit to assist where I see a huge need.I have considered giving it to a church or a non profit.

Maybe that one agent or one client couldn't find the house.I don't see your seller's disclosure, survey, foundation repair info, or any other supporting documents loaded. 

Repairs - You will likely need to know how to budget the repairs as well.

When the guest asked for a phone number the response was "I am not available but you can call my assistant at..."

it's not - that ignores other costs like capex, repairs, vacancy, etc.say you buy something that looks good on paper and even make assumptions about how much you'll need for repairs. 

I have also applied for the Greenline grant (a first-time homebuyer assistance program) and am hoping it covers some of the costs, but I won't know if I'll receive the grant or the amount until March, so I'm currently budgeting without it.

Between calling the agent, "Greedy for the sale" and saying the agent, "significantly underestimated the repairs" it just sounds like you didn't get your own repair estimates and made common newbie "buying out of state is cheaper and better" mistakes.
