Buyers flake out all the time. 

Investor buyers tend to be repeat buyers, so I will discount for them.  

A single family has a wider audience (investor or home buyer) but 2-4 units still move.

Most buyers offering owner finance are genuinely trying to create a structure where both sides win.

Now,  6% was the standard, which means 3% each side to brokers, buyer agent, and selling agent. 

Low inventory, inbound migration from higher-cost metros, and cheap financing created the perfect storm: sellers held all the leverage, buyers fought over anything that had a roof, and investors—especially those trying to scale—had to move fast or lose out.But over the past 12 months, something interesting has been happening under the surface: the market is easing.

We can subpoena Wagner to give us the list of buyers.  

I don't really see how this will benefit any first time buyers.

This home had clear value from the start, requiring no repairs and sitting in a desirable area with active buyers.
