Is it good idea to buy multi-unit rental property in Bay Area?

Hi there,  I found some duplex properties in good locations Bay Area - Sunnyvale/Fremont. My goal is long term investment (> 5 to 10 years) for profitability = appreciation +rent, not rent alone.  I am hearing mixed opinions about Multi-units that a) they won't appreciate as much as Single Family Homes and that b) Re-sale will be difficult as the pool of buyers is small.

If that's really true when I plan to sell it, would it be difficult to convert multi-unit to Single Family home later before selling? 

I would appreciate your expert advice. Thank you!

Properties in good locations will always sell. A single family has a wider audience (investor or home buyer) but 2-4 units still move. There will always be people investing in the Bay area. Focus on the deal and knowing your numbers
