I also look at how “clean” the expenses are: taxes, insurance, PM, and reserves look properly accounted for here, which is important because a deal only works if nothing is hiding off-paper.A 7.5% cap with positive cash flow is respectable in this market, especially on a small multifamily.

It is complete garbage. it is one thing to use AI to clean up some verbiage but posts by someone with no experience explaining mezzanine debt vs pref equity I just sit there and shake my head.

Also align leverage to risk instead of one-size caps, and reward clean execution with lighter docs and quicker draws on the next deal.

While your rents might be higher, you need to also factor in - vacancy (how quickly you will occupy your units in between tenants), cost of refresh (painting, cleaning, etc) and how much responsibility yo have over utilities, I cant imagine having the MTR tenants cut the grass or shovel the snow.

Happy to chat more over DMs if you’re interested.In general, the difference between co-hosting and full-time property management comes down to how involved you’d like to be as the owner.Co-hosting is a good fit if you want to stay engaged but offload certain tasks like guest messaging or calendar management.Property management is better if you’d prefer to be completely hands-off, with the manager handling everything including guest communications, maintenance, cleaning, turnovers, etc.However, there are two big benefits, in my opinion, to co-hosting over property management.
