I'm not sure what bookkeeping software you use, but QBO has a payments feature built in where you can collect on invoices using credit card or ACH Bank draft, and it deposits it right into your bank account.

How to Structure It Tax-Efficiently:If you want to avoid taxes, roll the entire proceeds (including the $30K) into the replacement property.If you need to recover the $30K tax-free, you could try a cash-out refinance on the new property after completing the 1031 exchange.If you pull the $30K at closing, expect to pay capital gains tax on that amount.A real estate CPA can confirm the best approach based on your full tax situation, but if full tax deferral is the goal, keeping all proceeds in the exchange is the safest bet.This post does not create a CPA-Client relationship.

Hi all, I am using RentRedi for tenant screenings and receive this message for the criminal report for all my applicants: A criminal search cannot be completed for your applicant because certain local regulations necessitate the implementation of a 2-phase screening process and confirmation of implementing a 2-phase screening process has not been provided.I am in Cook County, IL and it recently became law that credit and other screenings have to be reviewed and accepted first before a criminal report can be viewed.

Sometimes it’s worth bringing in a remediation company just to have the paperwork that says “certified mold inspection/remediation was done.”Middle ground:Document everything (photos of the open ceiling, moisture readings if you can get them).Offer to have a handyman replace the drywall after confirming it’s completely dry.If the neighbor insists on remediation, you can also check if your insurance policy covers water damage/mold claims — let them fight that battle for you.So yes, technically you can fix it yourself if it’s dry and clean, but weigh the risk vs. peace of mind.

AI is just the latest tech tool.So, they'll be good uses of it and bad.Just like the internet, PMC software, PMC support software, etc..Personally, I think the best uses will be:1) Answering repetitive owner & tenant questions- Will actually provide more human-like responses once "programmed" properly.2) Responding to tenant prospects too lazy to actually read property postings, so they call, email or text repetitive questions.3) Enhancing followup tasks- Will actually provide more human-like responses once "programmed" properly.4) Make data analysis & aggregation MUCH easier!

You can watch videos on any software, but that's not as nice as getting in and clicking around yourself.Way more people are way more knowledgeable than me, but it's my opinion that a newbie or just a small scale investor only needs something stupid simple.
