Remove those and the Net S8 Rent will be market rent.Typically, the only way to get more than market rent is by buying in Class D areas and hoping a S8 tenant will live there instead of a Class C area.Keep in Mind: TENANTS QUALIFY FOR SECTION 8 FOR A REASON!

Days on Market increases sometimes even in spite of the fact that there is less available inventory/new listings during fall/winter months.The main tip I have here is to consider listing your unit (if that isn't already the case).

I give tenants 90 days advance notice and ask them to respond within 30 days so they have sufficient time to think about it. i.e. if they want to continue then sign the lease or if they want to leave then give a 60 day vacate notice.

FHA usually gives you up to 60 days after closing to move in, which gives you a little wiggle room if the tenant’s already on their way out.You’re doing this the right way — thinking ahead, staying fair to everyone involved, and not letting emotions or pressure from the seller rush you.
