@Carlos Enriquez  cost of litigating this vs fixing probably is not worth it. and since you did fsbo ... what sales agreement did you use.. if its standard WA form there will be mandatory mediation in these events.. if you used a Stevens ness form maybe not. 

You'll meet tons of people you wouldn't on here, and by meeting face-to-face it will be easier to establish a connection and really get a good sense of who you're working with and their level of professionalism and overall "non-scammy-ness" as that's such a problem in this industry.

In my opinion, the entire Birddog issue is as much a myth as Bigoot and the Loch Ness Monster!

Whether you exceed it before or after the loan is made doesn't alter the risky-ness of the situation - the risk to the bank.

@Andrew Caldieraro I think realistically, you options are to deal with the uneven-ness, or spend possibly 10's of thousands of dollars to correct it.

That suggests that Missoula’s relative middle-class-ness won’t last: If I were a Silicon Valley or Seattle exile, I would already be looking there rather than Bozeman.

@Kyle Majors additionally to what @Zak Parks said, some keywords in the MLS will give you an idea of done-ness, ie: fixer, as-is, etc.
